Ground Risk Ltd was appointed by Oakwood Group to undertake a Supplementary Risk Assessment in support of a proposed 33 unit residential development at Fairway Park, Southport.

Introduction

Previous third party investigations had identified localised soil PAH exceedances and marginal groundwater TPH concentrations, leading to recommendations for vapour protection measures and clean cover systems. Following review, Ground Risk completed a targeted reassessment using current Environment Agency guidance, including C4SLs and updated vapour risk criteria, supported by additional groundwater monitoring.

Results

The assessment demonstrated that historic exceedances were no longer relevant and did not present a risk to future residents. Groundwater testing confirmed no vapour risk requiring mitigation, while reassessment of soils showed no requirement for clean cover. As a result, previously proposed remediation measures were removed, delivering significant cost savings and providing a robust, regulator‑defensible basis for planning condition discharge.
